Minnesota Communities Uses the Following Criteria to Evaluate New Residents.
Minnesota Communities uses the following criteria to evaluate all applicants for residency. These criteria are applied consistently to support a safe, stable, and well-maintained community.
All applications are subject to review and approval by management. A decision will generally be made within fourteen (14) days of receiving a completed application, unless additional time is required, in which case written notice will be provided.
Minnesota Communities complies with all applicable federal, state, and local fair housing laws and does not discriminate on any protected basis.
Application Requirements
All adult occupants (18+) must complete a separate application.
All individuals, including children, must be listed on the application.
The following must be submitted for an application to be considered complete:

Completed residency application

Copy of purchase agreement and safety disclosure (if applicable)

Proof of income
General Eligibility Requirements
Applicants must:

Provide accurate and truthful information
-
Cooperate with management during the application process
-
Demonstrate the ability to meet financial obligations associated with residency

Agree to comply with the lease agreement and community rules and regulations

Pay all required deposits and fees prior to final approval
Financial Criteria
Applicants must demonstrate sufficient and verifiable income to support monthly housing costs.
Income, credit history, and financial obligations may be considered in evaluating an applicant’s ability to meet ongoing financial responsibilities.
Housing costs are generally recommended not to exceed a reasonable portion of household income; however, applications will be reviewed on a case-by-case basis.
Occupancy and Property Maintenance
Applicants must demonstrate the ability and willingness to:

Maintain the home and lot in a safe and sanitary condition

Comply with community standards and applicable laws

Avoid creating conditions that pose a risk to the property or others
Home Standards
All homes must:

Be well-maintained and in good condition
-
Meet community standards, including intact siding, proper skirting, and functional windows

Be approved by management prior to move-in or sale
Background Screening
Minnesota Communities may conduct background screening, which may include:

Criminal history
-
Rental or eviction history
-
Credit report
-
Other relevant information
All screening results will be evaluated on an individualized, case-by-case basis.
Denial Criteria
An application may be denied based on factors including, but not limited to:

Prior eviction history or material lease violations
-
Demonstrated history of non-payment or inability to meet financial obligations
-
Falsification or omission of application information
-
Criminal history that demonstrates a direct risk to the health, safety, or property of the community
Criminal history will be evaluated based on the nature, severity, and recency of the conduct, and its relevance to the safety of the community.
No application will be denied solely based on a prior criminal record without consideration of these factors.
Final Approval
Final approval is contingent upon:

Completion of application review

Payment of required deposits and fees

Compliance with all community requirements
All decisions will be made in accordance with applicable laws and the criteria outlined above.
