Minnesota Communities Uses the Following Criteria to Evaluate New Residents.

NEW RESIDENT APPLICATION CRITERIA

Minnesota Communities uses the following criteria to evaluate all applicants for residency. These criteria are applied consistently to ensure a safe, stable, and well-maintained community.

All applications are subject to review and approval by management. A decision will be made within fourteen (14) days of receiving a completed application, unless additional time is required, in which case written notice will be provided.

Application Requirements

  • All adult occupants (18+) must complete a separate application

  • All individuals (including children) must be listed on the application

  • The following must be submitted for an application to be considered complete:

    • Completed residency application

    • Copy of purchase agreement and safety disclosure (if applicable)

    • Proof of income

General Eligibility Requirements

 

Applicants must:

  • Provide accurate and truthful information

  • Cooperate with management during the application process

  • Demonstrate the ability to meet financial obligations, including lot rent

  • Agree to comply with:

    • Lease agreement

    • Community rules and regulations

  • Pay all required deposits and fees prior to final approval

 

Financial Criteria

 

Applicants must demonstrate:

  • Sufficient income to support monthly housing costs

  • A general guideline of housing costs not exceeding 35% of net monthly income

  • Stable and verifiable income

Credit history will be reviewed and may include:

  • Payment history

  • Outstanding debt

  • Prior rental or housing-related obligations

 

Occupancy and Independent Living

 

Applicants must demonstrate the ability to:

  • Maintain their home and lot in a safe and sanitary condition

  • Live independently, with or without outside support services

  • Avoid creating conditions that pose a risk to themselves or others

 

Home Standards

 

All homes must:

  • Be well-maintained and in good condition

  • Meet community standards, including:

    • Intact siding

    • Proper skirting

    • Functional windows (no broken glass)

  • Be approved by management prior to move-in or sale

 

Background Screening

 

Minnesota Communities conducts background screening, which may include:

  • Criminal history

  • Rental/eviction history

  • Credit report

  • Driving record (if applicable)

 

Denial Criteria

 

An application may be denied based on the following:

  • Prior eviction history or lease violations

  • History of non-payment or financial instability

  • Falsification or omission of application information

  • Criminal history that may pose a risk to the safety, property, or wellbeing of the community, including but not limited to:

    • Violent offenses

    • Recent drug-related offenses

    • Crimes involving harm to others or property

  • Registered sex offender status

  • History of behavior that may disrupt the community

Each application is reviewed on a case-by-case basis, taking into consideration the nature, severity, and timing of any past issues.

 

Final Approval

  • Final approval is contingent upon:

    • Completed application review

    • Payment of all required deposits and fees

    • Completion of any required interviews

  • Management reserves the right to approve or deny any application in accordance with applicable laws
