Rules and Regulations
(Made a part of the Lease Agreement)
Purpose and Authority
-
These Rules and Regulations are incorporated into and made part of the Lease Agreement
-
All residents, occupants, and guests are required to comply at all times
-
Management reserves the right to interpret and enforce these rules in accordance with Minnesota law
-
Violations may result in fees, corrective action, lease termination, or eviction
Registration and Occupancy
-
A Park Residency Application is required for each adult resident (18+)
-
Application fee: $25.00, due at time of application
-
All occupants (including children) must be listed
-
Management must maintain a current and accurate record of all residents
-
Guests staying longer than 14 consecutive days:
-
Must be reported to management
-
May be required to complete an application and obtain approval
-
-
Unapproved occupants are a lease violation and may be required to vacate immediately
Home and Lot Maintenance
-
Residents must maintain their lot in a clean, orderly, and safe condition at all times
-
Required maintenance includes:
-
Lawn care (mowing, raking, debris removal)
-
Daily removal of clutter and loose items
-
-
If maintenance is not performed:
-
Written notice will be issued
-
If not corrected, management may perform the work and charge the resident as additional rent
-
-
Additional requirements:
-
Homes must be skirted within 30 days of installation
-
Exterior must remain clean and in good repair
-
Homes must meet community standards prior to sale unless being removed
-
-
The following require prior written approval:
-
Decks, porches, canopies, sheds, garages
-
Exterior alterations or lot modifications
-
-
No digging or ground disturbance without written approval and 811 compliance
-
Limit:
-
One shed and one garage per lot, unless otherwise approved
-
-
Firewood, propane, and firepits:
-
Must be stored or screened from view
-
Firepits require written approval and must be safely maintained
-
-
Damage:
-
Must be repaired within a reasonable time not to exceed 90 days
-
If unsafe or irreparable, must be removed within 14 days
-
Garbage and Waste
-
Garbage must be placed in approved containers only
-
Containers must be:
-
Closed
-
Properly stored and not visible from the street when possible
-
-
No garbage may be placed outside containers at any time
-
Garbage disposals are prohibited
-
Violations may result in:
-
Charges for cleanup
-
Lease enforcement action
-
Utilities and Services
-
Residents are responsible for:
-
Proper connection of utilities
-
Compliance with applicable codes
-

Heat tape:
-
Must be installed and maintained
-
Resident is responsible for freeze-related damage
-

Any damage due to neglect:
-
Will be charged as additional rent
-
Vehicles and Parking
-
All vehicles must be:
-
Operable
-
Licensed
-
Registered with management
-
-
Limit:
-
2 vehicles per lot
-
-
Additional vehicles are subject to:

Approval
-
Additional charges
-
-
Prohibited:
-
Major vehicle repairs
-
Inoperable or unregistered vehicles
-

Violations may result in:
-
Towing at resident’s expense
-

Large vehicles (RVs, boats, trailers):

Must be stored in designated areas
-
Require approval and may be subject to fees
-
Placement and Removal of Homes
-
Must be coordinated with management
-
Minimum 14 days’ written notice required
-
All balances must be paid in full prior to removal
Sale of Manufactured Home
-
Residents must provide written notice prior to listing
-
Buyer must:
-
Complete application
-
Be approved prior to occupancy
-

No exceptions to approval requirement
-
Residents must provide 60 days’ written notice prior to vacating
Pets
-
Limit: 1 pet per household, unless approved
-
All pets must be:
-
Registered
-
Vaccinated
-
-
Residents must:

Clean up pet waste immediately
-
Prevent nuisance or aggressive behavior
-

Violations may result in:
-
Pet removal requirement
-
Lease enforcement action
-
Resident Conduct
-
Residents must not:
-
Create excessive noise
-
Disturb other residents
-

Quiet enjoyment of the community must be maintained

Residents are responsible for:
-
Their household
-
Their guests
-

Speed limit: 10 MPH
Guests
-
Guests must comply with all rules
-
Residents are responsible for guest behavior
-
Management may restrict or deny guests for:
-
Safety concerns
-
Rule violations
-
Liability and Responsibility
-
Management is not responsible for:
-
Loss
-
Theft
-
Damage
-
Injury
-
-
Residents are responsible for damage caused by:
-
Themselves
-
Their household
-
Their guests
-
Rule Changes
-
Rules may be amended with 60 days’ written notice in accordance with Minnesota law
Violations and Enforcement
Violations may result in:

Written notice
-
Charges or corrective action
-
Lease termination
-
Eviction pursuant to Minn. Stat. § 327C.09
A resident may be evicted for:

Failure to comply with lease or rules after notice
-
Non-payment of rent
-
Conduct that:
-
Endangers others
-
Substantially disturbs the community
-
Causes damage to property
-

Any other grounds allowed under Minnesota law
