Rules and Regulations

(Made a Part of the Lease Agreement)

Effective 2026

Purpose and Authority

  • These Rules are incorporated into the Lease Agreement

  • All residents, occupants, and guests must comply at all times

  • Management reserves the right to interpret, enforce, and amend these rules in accordance with Minnesota law

  • Violations constitute a lease violation and may result in enforcement, including termination and eviction

 

Registration and Occupancy

  • All adult occupants (18+) must complete a Residency Application

  • Application fee: $25.00

  • All occupants must be listed

  • Guests staying more than 14 consecutive days:

    • Must be reported

    • May be required to apply and be approved

  • Extended or recurring stays may be deemed unauthorized occupancy

 

Home and Lot Maintenance

  • Residents must maintain lots in a clean, orderly, and safe condition

  • Includes:

    • Lawn care

    • Debris removal

    • Daily organization of yard

  • Failure to comply:

    • Written notice will be issued

    • Management may complete work and charge resident

  • Requirements:

    • Skirting within 30 days

    • Exterior maintained in good condition

  • Written approval required for:

    • Additions, decks, sheds, garages

    • Any lot modification

    • Must comply with City of Crosslake permitting

  • Limit:

    • One shed and one garage per lot, unless approved

  • Prohibited:

    • Digging without approval (call 811)

    • Pools exceeding 60 inches

 

Fire Safety and Property Condition

  • Firewood must be stored neatly and maintained

  • Firepits require written approval

  • Propane tanks must be screened from view

  • Residents responsible for:

    • Firepit damage

    • Property damage

  • Homes must be:

    • Repaired within 30 days, or

    • Removed within 14 days if unsafe

 

Garbage and Waste

  • Garbage must be stored in approved containers only

  • Containers must be:

    • Closed

    • Stored out of street view when possible

  • Prohibited:

    • Loose garbage

    • Improper disposal

    • Garbage disposals

  • Additional containers require approval

 

Utilities and Services

  • Residents responsible for:

    • Utility connections

    • Code compliance

  • Heat tape:

    • Required by October 15 annually

    • Must be maintained

  • Residents responsible for:

    • Freeze damage

    • Negligence-related repairs

 

Vehicles and Parking

  • Vehicles must be:

    • Licensed

    • Operable

    • Registered

  • Limit:

    • 2 vehicles per lot

  • Prohibited:

    • Major vehicle repairs

    • Unregistered vehicles

  • Violations may result in:

    • Towing at owner’s expense

  • Snow removal:

    • Residents must move vehicles upon request

 

Storage and Additional Parking

  • RVs, boats, trailers require:

    • Approval

    • Registration

    • Assigned storage

  • Fees:

    • Additional vehicles: $35/month

  • Residents responsible for:

    • Cleanliness of storage areas

  • Access codes:

    • May be issued

    • May not be shared

  • Management may revoke access at any time for violations

 

Placement and Removal of Homes

  • Must be approved and coordinated

  • All balances must be satisfied prior to removal

 

Sale of Manufactured Home

  • Written notice required prior to listing

  • Buyer must:

    • Apply

    • Be approved

  • No exceptions

  • 60 days’ notice required prior to move-out

 

Pets

  • Limit: 1 pet per household, unless approved

  • All pets must:

    • Be registered

    • Be properly vaccinated

  • Residents must:

    • Clean waste immediately

    • Prevent nuisance or aggressive behavior

  • Management may require removal if:

    • Pet interferes with safety or quiet enjoyment

 

Resident Conduct

  • Residents must not:

    • Disturb others

    • Create excessive noise

  • Must follow local ordinances

  • Residents responsible for:

    • Household

    • Guests

  • Speed limit: 10 MPH

 

Guests

  • Must comply with all rules

  • Residents responsible for guests

  • Guests may be restricted or removed if:

    • They violate rules

    • They disrupt the community

 

Right of Entry

  • Management may enter lots for:

    • Inspection

    • Maintenance

    • Emergencies

  • Entry conducted per applicable law

 

Abandoned Property

  • Property left after move-out may be deemed abandoned

  • Handled in accordance with Minnesota law

 

Liability

  • Management not responsible for:

    • Loss

    • Theft

    • Injury

 

Rule Changes

  • May be amended with 60 days’ written notice

 

Violations and Enforcement

  • Violations constitute a lease violation

  • May result in:

    • Written notice

    • Charges

    • Termination

    • Eviction
