Rules and Regulations
(Made a Part of the Lease Agreement)
Effective 2026
Purpose and Authority

These Rules are incorporated into the Lease Agreement
-
All residents, occupants, and guests must comply at all times
-
Management reserves the right to interpret, enforce, and amend these rules in accordance with Minnesota law
-
Violations constitute a lease violation and may result in enforcement, including termination and eviction
Registration and Occupancy
-
All adult occupants (18+) must complete a Residency Application
-
Application fee: $25.00
-
All occupants must be listed
-
Guests staying more than 14 consecutive days:
-
Must be reported
-
May be required to apply and be approved
-
-
Extended or recurring stays may be deemed unauthorized occupancy
Home and Lot Maintenance
-
Residents must maintain lots in a clean, orderly, and safe condition
-
Includes:
-
Lawn care
-
Debris removal
-
Daily organization of yard
-
-
Failure to comply:
-
Written notice will be issued
-
Management may complete work and charge resident
-
-
Requirements:
-
Skirting within 30 days
-
Exterior maintained in good condition
-
-
Written approval required for:
-
Additions, decks, sheds, garages
-
Any lot modification
-
Must comply with City of Crosslake permitting
-
-
Limit:
-
One shed and one garage per lot, unless approved
-

Prohibited:
-
Digging without approval (call 811)
-
Pools exceeding 60 inches
-
Fire Safety and Property Condition
-
Firewood must be stored neatly and maintained
-
Firepits require written approval
-
Propane tanks must be screened from view
-
Residents responsible for:

Firepit damage

Property damage

Homes must be:

Repaired within 30 days, or
-
Removed within 14 days if unsafe

Garbage and Waste

Garbage must be stored in approved containers only

Containers must be:

Closed

Stored out of street view when possible

Utilities and Services

Placement and Removal of Homes

Sale of Manufactured Home

Pets

Limit: 1 pet per household, unless approved
